Arlington Square, VA

Arlington Square is a 145,000 square foot office building located in the Ballston submarket of Arlington, VA.

It was fully leased and occupied by the US Fish & Wildlife Service.  When the agency vacated the building in September 2014, MRP saw an opportunity to redevelop the asset to a Class-A building during its vacancy. MRP completed the redevelopment in the Spring of 2015. One of the most significant changes made was at the building entry.  The existing entrance was demolished and the lobby footprint expanded to capture a portion of the exterior breezeway within the building.  Inside, an atrium was created by cutting the 2nd floor slab and the facade was changed to glass to capture the prominent 2 story lobby entrance drawing attention to the exterior breezeway and most significantly the bright and airy new lobby.  Arlington Square is a prime location one block away from Ballston Metro station and is surrounded by a variety of dining, hotel and retail options within walking distance.
